A one-bedroom flat at AED 92,000, expiring 31 March. On 20 January a notice arrives proposing AED 112,000, and the agent asks five per cent to process it. The notice is 70 days out and varying terms requires ninety. Eight registered contracts in the same building put the midpoint at AED 99,500, which permits an increase of zero. The same AED 20,000 reached two ways, counted once, never twice.
